Need help to purchase property

I m planning to buy a property.

The property has been registered to seller's father.

but he(the father of seller) was dead before 50 years.

but the seller has Home tax Bill, E.b bill in his name.

there is no heir certificate.

shall i buy the property?

it would be more helpful to clarify my doubts.

you must take E.C. and proper registration after legal heir confirmation

Thank you very much for your quick response.

so heir certificate & E.C are must to buy the property.

without heir certificate can we proceed?(because we know him well)

Do not hurry as rightly advised satisfy yourself with all documents such as

1. Origin of the Property. 

2. Flow of Title. 

3. Mother/Parental Deeds. 

4. Index of Land and Records of Rights. 

5. Grant Certificate if any. 

6. RTC for the last 30 years. 

7. Relevant Mutations/Extract. 

8. Endorsement from competent authority confirming that there is no acquisition proceedings. 

9. Relevant Sale Deeds. 

10. Plan pertaining to the area. 

11. 79 (A) & (B) Certificate under Land Reforms Act. 

12. Land Tribunal Order, if any. 

13. Certificate for change of survey number, if any, 

14. Nil Tenancy Certificate, 

15. Latest Tax Paid receipts. 

16. Encumbrance Certificate for last 30 years. 

17. Family Tree of the Vendor, 

18. Endorsement from Tahsildar that the land does not fall under "Grant" category.

Sir,
    I am planning to buy a small piece of land at Chennai(2000 sq. feet) for an amount of Rs.36 lakhs(stamp paper amount). Is it required to get an Income Tax clearance certificate from I.T. Dept. for the same? Kindly clarify Sir. Thanks.  Kindly reply to my E-mail: bcskal@rediffmail.com
