Plain paper sale deed

Can we have a plain paper sale deed with the witnesses as our own family members or neighbors.

Its about the Orchard/land. We had hired a caretaker and he forged my fathers signature on a plain paper saying that my father is giving the whole land to the caretaker and his family for the service he did. He also claims that my father took some small amount of money. I dont understand how far this can go. 

Land is a little far away from where we live, and the caretaker family are locals there and they are enjoying right now..

Sale Deed is compoulsirily registrable document under the Indian registration act.  Unregd., sale deed in valid and it cannot be considered as an evidence or for any other purpose.

The family arrangement  and will deed need not be registered,  if it is other documents the plain paper is enough and the same has to affixed the stamp by the registrar by getting proper fees for registration and stamp duty.

Both the lawyers have said one thing in common: "Registration is a must". i.e. there should be some form of involvement by apt authority, some rules should have been followed. Now, you should check upon these aspects. I suggest you use RTI in an apt manner. First know the rules that govern sale, evidence etc and then rules of the authority concerned, find the actual fact of the case, be sure that it is forgery and then frame an apt RTI.
