Property title

Dear Lawyers,

My friend just bought a land. He had consulted a lawyer before buying that land. Moreover, even the bank has found that the title is clean and given loan against the land which he bought.

He has got the patta transfered to his name. He was about the file a request for plan approval to construct. Before he could do that he just cleaned the place and wanted to put fencing around the land. However, some goons came and threatened saying some legal case is pending. One of the previous transaction was without the consent of the owner..Some legal issue they were stating.

Now my friend is in dilema. He consulted top lawyer morever the land was bought against the bank loan, which means there would have been one more round of legal document verification. Also, the patta is in his name. Still ca there be any legal issue pertaining to the title? what should he do now?

Yes there may be issue with title if a litigation is pending in court

Thanks for your inputs. How would one come to know if there is any litigation pending in the court when they are buying a property
