Purchase a plot

I wish to purchase 3000 sqft N A plot from a developer near Nasik city in Maharashtra state. Before that as it is my first time I wish to know what documents should be checked, where the chances of being cheated by the developer. And What is a calculation of Var and Gunthas.

First of all see the contract between owner and the developer,then see the sanctioned plan from local authority,thirdly you have to see the documents of the owner,i.e. Record of right and N>A>Order,Layout plan sanctioned by the revenue authority.also see the survey map of the land.Var or meter is used for measuring n.a.land while guntha is used for agr.land.For conversion of area you can use conversion table.

(1) 7/12 of land / plot (2) all entries of no. 6 (mantion in 7/12) (3) N.A order (4) Plan Pass copy (5) Development Agreement (6) All registered / un registered documents (7) Title Certificate / Report (8) Index - 2 of  all registerd documents and receipts of all (9) Tax Receipt Revenue (10) Tax Bill (11) Electrict Bill  etc....... documents see first.
