Sale of property through power of attorney

I have the Power of Attorney  to sale a property on behalf of my cousin. The buyer of a property in the  name  of my cousin says that he will not be able to process a loan to purchase the property if I sale by virtue of the POA and that my cousin has to be present to sale and register the property in his name and apply for the loan. Pl advice is it posible that if I sale the property , will the buyer be  able to process the loan for purchase of the property?

a power of attorney person can sell a property..Prime rule is that POA has to be registered.

Supreme Court has issued directions to that effect.

ur lawyer should convince in such a case.

Also POA should carry a proof / additional document NOW which supports that the person who granted u the attorney is STILL ALIVE coz if a person has died, then POA becomes wrong coz legal heirs too claim.
