Sale of second floor with roof right

A builder floor is owned by a company and 1/3 roof rights are with the director of same company in individual name in the same building. I want to buy both from the sellers how should I proceed forward. Does sale of roof right would be considered another floor in regard to stamp duty calculations. Also do I need execute two separate sale deed since owners are different?

Dear querist,

Sale deed is basically required and is an essential document to prove the transfer of any property and also highlights the rights and details related to that particular property.

There are some steps involved to make a sale deed like understanding the requirements, drafting, printing, registration and for that a number of documents are required like draft of sale deed, sanctioned building plan, allotment letter for builder, all title documents, latest tax receipts and other bills.

To calculate stamp duties one can visit the official portal and find out the amount that is needed to be paid as per the land acquisition.

Yes, two sale deeds could be executed in such a case.

Regards,

Palak
