Selling of my father's property (apartment)

My father is 81 yrs and having trouble to commute. We live in Mumbai.  My father has purchased a Flat in Vrindavan (Mathura) and the property is solely in his name. Now since he does not plan to settle in Vrindavan anymore he wants to sell the Apartment. The problem is since he has health related issues, he cannnot stand and walk properly.

I am his only son.Let me now If I can go and sign the property deal on his behalf, If Yes, what are the steps to do it.

Your father should execute a General Power of Attorney in your favour, with a clause permitting the power of selling the property, get it registered and adjudicated.

Dear Querist,

One can sell off their father’s property due to any reason if he or she is granted the general power of attorney by the father. General power of attorney basically refers to The power in respect To all the property matters dealing with selling, renting, buying, Repairing or conducting cases. These are the all inclusive powers And the person getting these powers is answerable to the attorney. This power is given under The Powers of Attorney Act, 1882 and the Indian Stamp Act, 1899. 
The procedure of getting General power of attorney getting done is First, by Drafting the deed then printing it on a stamp paper and then signing the documents.
