A common question you might ask when preparing to sign a rental agreement, "Is the rent-regulated by the Rent Control Act?" is answered clearly by the newly passed law. According to the new Rent Control Act, (2021) if the premises have been rented for a definite duration, the rent cannot be increased throughout the tenancy period.
This is unless the tenancy agreement specifies a method of calculating the rental agreement. Rent increases are limited to a 5% rise every year. However, the statute specifies specific and exceptional circumstances in which rent may be increased. For example, if the landowner has agreed with the tenant to incur expenditure on the improvement, addition or structural alteration of the premises used by the tenant, the landlord may raise the rent for one month beginning with the completion of the work.

The Model Act requires the landlord and tenant to sign a written agreement which specifies the rent, period of tenancy and other related terms. Security deposit is capped at two months' rent for residential premises, and six months' rent for non-residential premises.

Since 1976 till 2023 the there is no agreement and rent is increased to 9 times only ???
