Transfer of property

Hello,

I have property (residential plot) which was registered twice, first on somebody else's name by mistake and then on my name. In both the cases seller and the property extent was same. This has happened because my first name and the other purchaser's first name is same and the seller, who was selling in big scale goofed up the sale deed of the other puchaser. My sale deed has the correct details of the plot and the rectification was needed only in other purchaser's case.

The seller and the other purchaser realised the mistake in sale deed and rectified it later with the correct property details of the other purchaser through a rectification deed. Now, I hold the title of of this property for the last 10 years.

I wanted to sell this property and have a doubt in my mind whether my sale deed/title is valid legally, since it was registered on my name in the window of incorrect registration on other purchaser's name and rectification. Can somebody please share your opinion on this?

My father passed away in 1994 and mother in 1995. The Village house and Farming land (Kutch) is in his name. I wish to transfer above property. My father has two legal heirs left behind i.e. My self and My brother. Please let me know what is the exact procedure for this and letter of administration is required for non movable property?
