Unapproved flat car parking

I own a flat in manapakkam chennai, i bought it in 2010. my plan shows g +2 floor. Ground floor Car park area, single bed room flat , and one double bed room flat , on the first  floor 2 double bedroom flats and 2nd floor one single bed room flat exactly matching with the car park area. in reality builder built the complete floor and sold to another person and provided more than 60 percent UDS for the complete floor. Is it legal  ? this is affecting everyone's  UDS and car parking. does he has eligibility to own a car park?

2nd Floor can be approved ??

You have bought the flat in the year 2010 but this has not been a concern to you forthe last 14 years?

Why suddencly you are raising this question.

The new buyer will claim title by adverse possession too.

You may better discuss at length with a local lawyer and proceed as advised.

It is too late to raise the issue at this stage, it is better to settle the issues amicably.
