Urgent advise on buying property

Hello sir,

I am purchasing a property form Mr.A who is a GPA holder since 2002 for a property of Ms. B.

We have verified all the documents like RTC till date ,EC till date i.e 2012, Mutation, DC conversion etc all the documents are correct and in Ms.B name.

Ms.B got the property from her husband after his death in 2001 and Ms.B has made a registered GPA registered in Sub Registrar office in Mr.A name ,authorizing him to sell the property and given a Affidavit registered at Notary also.

But in 2002 at the time of GPA all her 4 children were minor so Mr.A did not get their childrens signatures, but now in 2012 they are majors so people are advising us to get all the childrens signatures while registering the property since after fathers death only mother cannot sell the land it need the childerns consent also.

The Layout is very well developed and till date there are no disputes.There are 200+ sites in the layout and out of those only 5 to 6 sites are vacant, all the roads are asphalted and sewage and water connections are also provided. 

Mr.A is not ready to get the signatures of Ms.B's children.

My question is can i purchase the property without  Ms.B's children's signatures?

Please help because i have to decide on the property in 1 or 2 days max all other documents are correct.

children of A is entitled for their share and can challenge the sale made by the widow of A. Nobody is entitled to sell the share of minors without the prior permisiion of the court as a natural guardian. sale becomes final after the lapse of 1 yr after attaining the maturity of minors.

Thanks for the information Anupam Kirti but i did not understand your last point. " Sale becomes final after the lapse of 1 yr after attaining the majority of minors or after the knowlege of the sale by mother of minors. "

Can you elaborate your point.
