What amount of balcony area and garage can be considered as

Our Co-operative society in pune(maharashtra) is being sold to a developer, every flat owner is being paid according to the area of flat. Some flats have balconies. My question is according to society bye-laws how much area(Percentage) of balcony can be considered for sale and added to flat area? Another question is some flats have garage, so my question is how much area(Percentage) of garage can be considered legal to sale? currently 50% area is considered for flat holders with balcony. Is it legal can I object to it if they have the majority? The garage owner is demanding 75% area of garage to be paid. Is it legal? What do the co-operative bye laws say about it?
