Can we buy an ancestral property without title deed??

Sir,

We are in the process of buying an agricultural land in Tamilnadu. The seller has sale deed, Patta, A-register, EC in his name. However there is no mother document for the land. When asked they are telling it is an ancestral property held by the family over decades and there is no Title deed. Are the documents mentioned sufficient? If not, Kindly let me know the additional documents for purchasing the property.

It is not the contents of documents alone, but the document must show their rights, purpose etc. Members guiding in on forum site can only state general things but where huge investment is made, it is always proper to take proper precautions legal opinion from local advocate, preferably from an Advocate, engaged by PSU. One can not say because there is a link deed registered it is proper, as there may be forgeries also in that original document and those who are not having any rights may also create such document.

Go to revenue department and their verify or collect the title over land for atleast past 75to80yrs with patience trace the title for 80yrs

1. The said Ancestral Property can be safely purchased via a Registered Sale Deed,  "COMPULSORILY" signed jointly with mutual consent by "ALL" the residual legal heirs, who should sign as "Confirming & Consenting party" on the Sale Deed. Further each such residual legal heir should also execute a "irrevocable indemnity bond", with strategic clauses indemnifying the buyer party against all losses, legal disputes etc.... 

2. IF above can be done, THEN there is no need for any additional documents or procedures, whatsoever.
