Godown area to be leased on a land

We have a land & on that land we have godown structures which we intend to lease.

The question is on what basis do we charge the other part???

Is it done on sq ft basis on carpet area or

Is it done on sq ft basis on built up area

For leasing out residential flats/offices one considers carpet area + 40% space for loading. Does this same rule apply for godowns too???

So If i rent out 5000 sq ft carpet area, then do i charge for 7000 sq ft area (built up area of  5000 carpet + 40% loading)

Please assist

Please can u advise me what percentage is to be taken above carpet value for super built up calculation....What if the other party/agent refuses to agree to pay price as per super built up....is there any rule/norm which states that godown/warehouse calculation goes according to super built up area.....

Also if someone insist to charge on carpet area then does the rate per sq feet get affected ie is it taken high or the rate is as same as that of super built up rate
