Land distribution issue

Hi Sir/ Madam,

My grand father bought 1.8 acres of land in 1980s. He has 3 daughters and no sons. he had registered 60 cents to my mother and 60 cents to my mothers elder sister through gift settlement. the remaining 60 cents are still showing on my grand fathers name.

I would like to know the following information casually:

1. Do my mother have any right to get the share in unregistered 60 cents?

2. My grand father expired. Do my grand mother has right to register the property to her third daughter without our concern?

Kashi ji mother had equal right in the share of that property.

Grand mother can give her property to any person with out your concern. But can't give the common property to any stranger without your consent.

Does grand mother has the right to give it to any of her daughters even if it is grand fathers property? without sign of remaining daughters?
