Land in the hand of tenant

We are having our ancestral property in Uttarakhand which is being given on contract to the tenant . He gives us payment on half yearly basis. There is no legal/any document that states that we have given the land to him to do farming and then give us the decided amount every year. He has been raising the crops on our land for the past 10-12 years without any formal contract. Now my question is that we have heard that after some years the tenant gets the right over the land. Is it true? The land is in my mother's name which has been verified at the tehsil but is there any law that gives the power to the tenant to exercise his right over the land?

1. where the land situated and area of land ?

2. date of possession of the tenant ?

3. how the said land comes to your mother's name ?

4. what papers of title is in your hand ?

Sir,

  1. The land is situated near Bajpur in Uttarakhand.
  2. I dont Know the exact date but its in his hand for more than 10 years.
  3. The land was transferred to my mother's name through a will prepared my maternal grandparents.
  4. We have khasra-khatauni in my mother's name.
