Landlord not taking rent

Dear Friends,

I have a commercial property on rent (Godown) from last 60 years with no rent agreement ( On pagdi system),The rent receipt is in the name of the partnership firm, It is 1 1/4 storey property. The electricity bill is in the name of my grandfather (Expired)

We had a verbal agreement to purchase the said property fro him 17 years back and paid some advance but later he refused to sell on one ground or another and even refused to return the money. Now from about 17 years the landlord is not accepting rent and always defer it whenever we ask him to take rent. Now in collusion with some builder he is trying to sell the rest of the terrace so he can build upon it. When we asked him to meet for discussion regarding purchase he said wait for a couple of months (which is creating a doubt in our minds, as he may be trying something fishy)

Query 1. ) What can be its legal implication on our tenancy and what steps can we take to safegaurd ourselves.

Query 2) What right we have on the vacant terrace of the property.

 Query 3) Can Anything be done about the verbal agreement to sell, if we somehow record his conversation accepting that he accepted the advance and agreed to sell but did not sell.

Query 4) Can something be filed in court so that if he files any eviction suit we are notified first( somebody said caveat) , there have been instances where in collusion with postmen etc. the notice is not served and suddenly eviction proceedings happen before the tenant is able to understand what is happening.
