Landlord's solutions to avoid tenant's harrassment

Dear Landlords and Lawyers

This forum has numerous members struggling with poor tenants avoiding rents, or not vacating

This thread is an open discussion on proactive solutions Landlords can use to keep nasty tenants in-check.

Solutions:

* Register the agreement. It influences tenant into thinking local rent-authority will intervene on behalf of landlord. Stamp duty paid is good insurance

* Build excellent relations with building society. I know one case when commercial tenant refused paying rent. Society enforced security guard to disallow any of tenant's cars, or cars of his clients. This affected his business. Tenant prompty started paying rent. Society can also stop garbage collection.

* Suspend electricity to tenant by working with local provider because electricy connection is often owned by landlord. This I havent tried, so unsure how practical.

Please share your ideas which can help avoid harsher steps like sending goondas, bribing police, or court litigation
