Lift of the building not working properly from 1 + year

Dear Friends,

Kindly advice.

I have purchase a flat in building 3 years back but OC has not been alloted from the Municipal bodies but we are residing in the building. The maintenance is been collected by the builder. The society has 12 building with a common area.

Whereas the lift installed in the building are of cheaper quality - The lift is not working properly from past 1 and half year. its any height from past 6 months the lift goes down every day and the next the mechanic comes and repairs but again it goes down after 2 hours. 4 months back it was total down for 1 and half month.

In such case what action can we take on the builder. Is there any law where we can ask the builder to replace the entire lift and also from a different Lift company.

In case there is any law pls do let me know and under which act & section.
