Owner forcefully vacating tenant

My uncle and is residing in a flat in chennai for the past 30 years. The owner suddenly asked my aunt to vacate as he wants to sell the property, she told she cant vacate all of a sudden..He then brought some rowdies and threatened to vacate my uncle and aunt. My uncle has filed a complaint and FIR has been lodged against him. Now for the past few months the owner has closed his bank account to which my uncle send the rent. Even when my uncle sent the rent via money order it got returned. Now he has filed a complaint in the court asking for higher rent. Kindly let us know what is the procedure to be done

First find a vacant house as per money in hand, see affordability and also distance from railway station, bus terminus etc while deciding which house is suitable.  Then pay advance.  Dont tell the old story that you did not vacate house and all such things as you explained above happened or else nobody will give you house on rent.

Make agreement for 11 months and stay on rent.  Talk to owner and see if you can continue after 11 months.  Each time renew the rental agreement for the house.

Do this before this owner will get ejection order from court, and police will come and  throw all things out of the house and then you wont get time to find new house suddenly.  Dont take this lightly.  Find new house.
