Pandaravaka paattam

I need to purchase a property in Cochin. In the document, the nature of the property is written as pandaravaka paattam. Is that an issue?

It seems there is no problem for you in purchasing the Pandara Pattam land.

It is government land leased to tenants without any liability but it was not transferable till 1040 Malayalam era.

Since then as per 1040 declaration the land becomes saleable. 

The government can transfer this land to tenants after fixing land tax.

This is what a Revenue Survey Dictionary compiled by a retired revenue officer  Shri A D Thomas Alappat states.

So can we buy this property even if there is no pattayam document with the seller now?

It seems you can purchase.  It is a liability free vesting of land from the government and you may be able to apply for pattayam as transfer of such land is allowed by government.

However it is better to consult someone from the locality too, as a measure to avoid any possible remote problem.

Dear sir, our pandaravakha pattayam is missing..only the number of pattayam is mentioned in adharam not the year... So where should i apply
