partition deed

My mother has self acquired land property in her name. I am the only son and have two married sisters. I also have a self acquired land property. My mother wants to transfer her land property to me by making a partition or family settlement deed in which she keeps only a small portion of her property. Do my sisters have any right over my mother’s property at present and can they object if she transfers her land property to me by this way?

Your sisters have no right in your mother's property till she is alive. She has every right to transfer her property to you. It is better if she executes a gift deed in your favour.
