partition deed in sub registrar office

My mother, me and brother want to make a registered partition deed in the sub registrar office ,of property which includes my late father's self acquired land, land in mother's name, and land in my name for equal share of each irrespective of present ownership of each. Will the registered parttion deed valid for mutation and our ownership?

Yes the partition deed will be valid and can be used for mutation of names.

Yes your can exeucte registered partition deed, accordingly the mutuation will be drawn.

The partition deed has to be executed/ signed by all parties and has to be registered. Registration is compulsory.
