Background : We are a property management company (Pvt. Ltd) based in Pune. We sign a Property management contract with landlords on Rs 1000/- stamp paper where general points of property management are mentioned like authority to rent out the property, collect rent, property maintenance, giving possession of premises etc. Now, for getting the Leave & License registered in registrar office or for police verification where landlord needs to sign, they demand POA (for out-stationed owners) and not just management contract.
Issue: If we take a Power of Attorney from the landlord and some employee signs on the POA along with his Photo and then when he quits the organization, we need another POA since that POA was person-specific. We need some arrangement that the POA comes to Company along with a Authorized signatory letter and then if that employee quits, we can use the same POA along the Authorized signatory letter for the new employee.
