Property on rent

I wanted to say thank you to all who replied and helped me last time I posted a query. Hence I'm back with another query on Property on Rent.

I have a very expensive property on rent in Hyderabad. I have a tenant there since 2 years. The lease expires in May. The person renting it is an MD of a real estate company. Except for paying rent late and by cash the person and the family seems to be good.

We have 2 questions in this matter:

1. Should we renew the lease again for another 11 months? (If yes, is there any law like in the olden days, if someone has stayed in your property for some time, they can claim it as theirs, etc...maybe this very old..)

2. Should we register the lease? If yes, what are the benefits?

You can enter into same kind of agreement again without any legal issues.

Some people just keep a gap of 10-15 days between agreement dates.

The tenant wants to enter into a new agreement before the lease expiry. He is willing to pay the raised rent as well. Should I be worried? Or is it ok to renew it before the lease expires?
