Property with development agreement cum gpa

Developer X has went for development agreement cum GPA on land plotting ,agreement was done
with 50-50 share , developer X has shared plotting and selling the plots 


below are my questions 

can i purchase plot with developer X holding above tittle ? 
if i want to purchase what should be the correct tittle from developer in order to avoid any disputes going forward ? 
what precautions should i take before purchasing above plot .

Please share your expertise advice , i really need help on this ?

No definite suggestion is possible unless the documents are perused.

No, Developer has no perfect and valid title of property.He has only agreement and gpa  and not ownership title . it is settled proposition of law that agreement and gpa does not confer title of property.

Seek professional services of a local prudent lawyer since the documents stated to have been executed do not transfer title of the property for sale.

Hi Sir ,

Thanks for your valuable feedback , in development agreement cum gpa it is clearly mentioned that , 'second party (developer ) can procure the customers for sale of plots and enter into agreement of sales with customers , collect advances from customers ' , even after this statement  still transfer of title is not valid , please help us on this ?
