'Buyer Beware' applies to property deals.
It shall be appropriate to get proper legal opinion from a very able local senior counsel of unshakable repute and integrity specializing in revenue/property/civil/DRT matters and having successful track record…. and worth his/her salt , before signing or making payment.
This may cost some FEE but can defend long term interest and hard earned monies.
Such local counsels can provide with complete legal opinion and documents

What else ssuch counsel gives after examinig rules/docs ; legal opinion!

Check with bank empanelled counsels at your location.
IT is their daily job and FEE is nominal and may be Rs.2500/-
In case your lender has provided you with loan docs then check IT might include upfront; fee to be paid by applicant/borrower.
Agriculture/ land is state subject and LOCAL revenue codes/rules/laws are also involved….
The LOCAL counsel as already suggested can provide you with proper legal opinion…and even check credits/charges on said land, and your eligibility as well to buy land.
IT is suggested that chose your counsel (other than bank empanelled also) and this can protect you from defects and defend your long term interest!

Thumb rule is in property matters one should get proper legal opinion....
Starting from whether one is eligible to buy such lands; Agricultural land...in state..
IT is state subject..
Then get proper legal opinion....from a very able counsel....
Gold or monies once lost in transactions in property matters due to small defects are difficult to get back...........
Gold or money disappears fast.....
Litigation is lenghy and costly..
One should protect principle ( Mool; gold) than falling for interest/anticipated profit ( Vaapsi) ....
The FEE of cousel that is otherwise so reasonable should be not hesitation to defend one's interest...
The traeds at LCI are filled to brim on frauds/defects in property matters...
