Rectification deed

If there is a need for rectification of sale deed, should this be done alongwith POA holder(builder) or the actual vendor of the property (Previous owner) in the sub registrar office?

  If both are not available, how can the deed be rectified? if it can be done, will there be any problem in such solution

with the POA rectification deed can be done.  If both are no available then file a suit for declaration and injunction against the vendor.
