In maharashtra as per the Mah. Rent Control Act, the permissible increase is 4% per year. In other states, as per the state rent laws.

Being a state subject all states have different rent acts and different market norms. Housing being a basic need Kapada, Roti aur makan it must be brought in central govt purview and uniform good law must be passed so housing and rental housing industry can flourish.

As per S. 11 of the Mah. Rent Control Act, a landlord is entitled to make an increase of 4 per cent per annum in the rent of the premises.

This 4% increase in rent a landlord can make in which head of rent say in standard rent or permissible rent?  Whether court's approval is required or can the landlord raise receipt with increased rent directly?
