Sale deed - free from all encumberences

Dear All,

Purchased the property from Andhra Bank E-auction and paid full money and obtained registered sale deed.  In the sale deed clearly mentioned scheduled property free from all encumberances known to the andhra bank.  Where as the property tax due arrears was Rs.50,000/-  and the building was not constructed on approved plan.  Now building regularisation scheme I have to pay Rs.3,00,000/- to get the plan approved.  Is there any chance of getting reimbursement from the Bank, because no fault of mine I am incurring additionally all these expenses.  Is there any consumer protection rights or civil disputes I can claim the above said money.

As per our concern department you had participated in the e auction after having verified physically the documents, You gave the bid for highest amount. The allegations made by you are that the property not free from all encumbrances is false and baseless.

You may show all docs on record that you have to an able counsel specializing in such/banking/consumer matters and give inputs, understand the merits and remedies.
