Selling land without transfering

Dear Sir,
I have some agricultural land in uttar pradesh which is in the name of my father and uncle. 
My father and uncles passed away. So i want to sell this land with permission of all my all cousin brother. 
I and all my cousin brothers are living in mumbai. My question is can i sell the land without getting transfer to our name ? as it's a time consuming process. Can i approach lekhpal and transfer it to new buyer directly ? Please reply..

No, you cannot sell it directly, the land should be transferred to its legal heris first then only they can sell.

The property is already vested with the legal heirs. They can execute a partition or settlement deed and subsequently execute the sale deed.

You will have to get the property transferred in your name for marketable title before sale.
