Selling property without mutation of dead mother

my mother died on covid, she own a DDA MIG free hold flat. me and my father are only survival member and we want to sell that property without mutation. I have already done letter of administration on my name from district court. buyer is reluctant in purchasing as it was not done mutation earlier on our name. what should I do ?

Without getting the revenue records of the property mutated to your names, how will you calim revenue title to the property belionging to your deceased mother?

Therefore you  better get the revenue records mutated to your name before selling the property.

The letters of administration is just an authorisation to maintain the property and for other administrative acts, it is not a title document

Mutation of a property do not confer and transfer title (ownersip) but it is only for updating municipal / revenue records for levy of property tax.
