Society refuses NOC

I have a property in Pune which I want to lease out but the society insists on

a. Getting a bio data of the proposed tenant

b. All his credentials and his family's credentials

c. Interview of the proposed tenant with the Chairman

d. Placing the documents and Chairman's opinion post interview for consideration of the Managing committee (They meet once in a month)

They have refused NOC on manay grounds

1. The wife was born in Jammu

2. Pets are not allowed in the society

3. Members of a particular community not allowed

4. Foreigners (a Tibetian doctor couple who have certificate of being refugees)

5. Both husband and wife should be of the same preferred community

6. Bachelors not allowed

7. Spinsters staying with their parents not allowed

8. Married couples are not allowed unless they produce a notarized copy of the marriage certificate (Please note passport copies are not considred valid for establishing the genuineness of marriage)

9. If the Indian is migrating from another country, is a divorcee but has children in his custody - they too are not allowed as the family is incompelte without a wife

It has been a year and brokers and estate agents are now refusing entertain my requests.  Please let me know my rights under the law.  I am a recently retired person and continual rental income for sustenance is a part of my retirement plan.
