Undivided share in commercial property

I intend purchasing a 1000sqft portion of a single large 14000 sqft Floor Plate in a Technology Park in Bangalore. The entire floor of 14000 sqft has been rented out by the current owner. The current owner is now willing to sell 1000sq ft to independent investors, me being one of them.

The questions I have are :

1. Is such a sale legal? As a purchaser what are the documnets that I must insist upon.

2. What documents will I need to have clear marketable rights as the owner in future?

3. What legal remedy will I have to ensure that the tenant will pay me my share of the rent ( ie one fourteenth of the total rent )?

4. Can I procure a katha for my undivided 1000sqft of floor space?
