Gst for resale flat without flat completion certificates

Hi,

I am trying to buy resale flat in Pune. This building and said flat has not received completion certificate. Partial completion certificate is received for some flats and those flat owners received possession from builder. Society is also formed by those flat owners.
First owner has not received the possession letter from builder.
Individual flat 'Agreement of Sale' is there between builder and first owner in 2016. During that period GST was not there. VAT is paid first owner and entire consideration is paid by first owner to builder.
I do not have to pay any charges to builder.

This building is joint venture between first owner (landowner) and builder.
First owner (Landowner) has got more than 10 flats in this building, and he has individual sale Agreement for all his flats. Now he wants to sale his flats as individual owner.

My question is - As this flat (which I am buying) has not received completion certificate and possession letter is not there with first owner (landowner) do I need to pay GST?
in first sale agreement total flat cost is 65 Lakh and I am buying it for 90 Lakh.
Do I need to pay GST on addition cost of 25 Lakh?
If yes to whom I have pay GST?

Selling land without one son's consent

Dear Respected Experts,

My father had a one-acre agricultural land. He died. we are five brothers and two sisters. Totally seven children to our father. Now we are planning to sell the land. But our eldest brother is not accepting to sell the land. But we other six persons are ready to sell the land. Purchaser is also ready to accept the land.

My Question:

1) If all six children sell the land without getting the consent of my eldest brother what kind of precaution do we have to make?

2) Is there any possibility for my eldest brother to file a case against the purchaser?

Rent agreement in tamilnadu

As a owner I want to rent a flat in Madurai city Tamilnadu.
Is it okay to have rent agreement for 11 months?
Or else please advise

Cheque case

Sir
I faced a cheque bounce case(CRIMINAL CASE) in year 2002.due to abroad job,i couldn't appear in court.so this case deferred as LP. Now in 2021 ,can plaintiff re start this case? I heard that cheque cases will not come under criminal case by new amendment of law.this case will treat as civil case.is this true?What will happen to non bailable warrant on this case during 2002-2003?Was it return?Can they re issue?

Sales deed issue

Hi, I want to know what actions I can take against seller if he denies to come to sign the sales deed even if all the required payment transactions are done? Their loan have got transferred to me and I have paid 2 EMI till now. Its due to their dispute on money with their and my broker but they are denying to sign the deed till that time. Please guide. Who has the property right in this case? I have an agreement with me and all the transaction details.

Transfer of property after death of joint owner

My sister and her husband have a flat in a cooperative housing society in Ulwe, Navi Mumbai. Her husband has passed away. What is the procedure for transferring property to her? Do we need to approach CIDCO or the Managing Committee of housing society? Can she ask for her daughter's name to be included in the share certificate of the Society? She and her daughter are the sole surviving heirs of her husband.

Cheating by co-operative society and developer

The multi-purpose co-operative society offered to its members sites in the proposed layout in 2013, (the rate fixed as per their offer brochure is Rs.699/- per sqft - total Rs.10,48,500/- for 1500 sqft) and collected first instalment (out of 4 equal instalment) and second instalment in 2014. 5 yrs both society and developer didn't develop the layout and allotted sites. In 2019 again they collected third instalment and hiked the rate to Rs.741/- (total Value Rs.11,11,500). Also society and developer jointly signed and issued allotment letters to members.
In 2021 they hiked the rate to Rs.950/- per sqft (total value Rs.14,25,000/-) and asking members to pay balance amount within 15 days. They say if members does not wish to pay this rate they can take back their amount paid as refund without any interest.
please advice what legal action members can take.

Fingerprint while booking u/s ipc 290

Dear revered lawyers in this forum,
Please note I was taken to the PS in 2008 while drinking in a park in my locality. I was put behind the bar in the PS for around 2 hours and then a person who introduced himself as a lawyer came and took Rs. 500 from me. Took my fingerprints on several documents and asked me to go back home. Upon asking him he said it's a case under section IPC 290 and it's a petty case. He also told me that if I want any document pertains to it I could collect it the next day from court or from him directly. He said he would pay the fine on behalf of me. So I never worried about it since then since he said it would be resolved and nothing to worry about.
But nowadays I wonder whether those fingerprints were uploaded into some sort of criminal database of India. I heard that in our country we have such a database present where they store the fingerprints of all the arrests made and convicts. Since I was arrested and then pleaded guilty and paid fine, were my fingerprints also uploaded in that database.

Redevelopement of property without implimenting will

Ignoring the will of the father a single Redevelopement agreement was made and registered in 2009 for 4 legal heirs( Individual agreement is not yet made inspite of followup with builder)
building 90% complete in 2012 with 2 illigal floors.so BMC is not isuing BCC and OC to the builder till date and hence builder has not yet handed over 4 flats in redeveolped building till date.
Can a single legal heir terminate her consent given to builder for redevelopement of her fathers property?
Can a single legal heir proceed against tyhe builder for recovery at this stage as per the will of her father which was ignored?
What other legal remedies to proceed against the builder?
What are the consequences if she terminates her consent given to builder?at this stage
