termination of unregistered & uncommenced lease deed

Myself, entered into unregistered lease agreement for 3 years, for a property, yet to be taken in possesion from builder and in the meantime, property in question get involved in dispute with builder so myself send a notice of 15days with return of sighning amount as a termination of contract.
What are future implications.

well first lease agreement is required to be registered of more than one year it is mandatory in law. how ever advice could only be given after knowing the proper terms and conditions of the agreement and status of current situation.

Term and condition clearly specify that lease will commence from the time when possesion will be handed over by developer. So, termination notice being given prior commencement.
