Transfer of flat

Respected sir,
I stay at Andheri west and own a flat. Our son was adopted by us in the year1996 and during Adoption, A Deed was made stating whatever assets we have will be Our son's.
Also, we have made him Nominee of our flat.
In this situation, can we transfer ownership of flat to our son, without going for Gift deed? If not, please let me know the procedure.

It devolves on your son on your demise sone you haave made him nominee. No need to go in for registration.

Hello,

You have already nominated your son for your flat. So nomination will come into effect after your death. If you want to immediately transfer flat to him then gift deed is only a convenient option to transfer flat immediately.

The nominee is a trustee only. The flat is in the name of you and your wife. If there are no other heirs, it will automatically devolve on him after your lives. If you want the immediate transfer to your son, you have to execute a Gift deed in favour of your son.

Is there any point in repeating same story time and again where opinion and obligation of experts shall not change with passage of time ?
If you are dissatisfied with the obligation (FREE OF COST) it would be advisable to seek professional service of a local prudent lawyer.

However, it is stupidity, absurd and ridiculous to post same facts again.
