7 12 in grandfather name

Hi Everyone,


Not sure, if this question is repeated already on this forum. if yes, please point me to the thread.


I wish to purchase agriculture land in Maharashtra. My wife's maternal grandfather is agriculturist and has his name on 7-12 extract. Can I buy the land in my wife's name?


If yes, do I need to buy it in her maiden name? As supporting documents, I have my mother-in-law's marriage certificate stating her maiden surname-name as well as my wife's PAN card in her maiden surname-name as well by the name (after marriage).

Considering the above stated facts and documetns,  can Sub-Registrar or Talathi take any objection for saledeed and 7-12 mutation respectively?


Please reply as I need to make decision, based on these facts.

When the property stand in the name of your wifes maternal grandfather , in the revenue records, there shall not be any problem in the sale. The property should be purchased in the present name and as  your wife.

Hello there,

in the same context, the land under question(owned by maternal grandfather) has been recently converted into NA land, as National highway authority of India has acquired that land for constructing the highway.

In this case, will the 7/12 extract still work for purchasing land? Please enlighten.
