Adding co-owner by poa holder

I own a residential site in Bangalore. I sent a Power of Attorney (attested by Indian embasay) from USA to my relative in Bangalore. Now I want to add my brother as co-owner. My brother is US Citizen. He is going to India this year. I specified all rights to sell, modify rent etc. in POA.

As my brother is US citizen and has OCI card, can my brother be made co-owner of the residential site? Does he have the right to buy residential site in India?

Can my relative who has POA add my brother as co-owner to the property? If yes, what is the procedure and documents required?

Or Am I physically required to add co-owner?

What may be the approx. registration and other taxes? Can this be reduced by making gift deed etc?

1. Overseas Citizens can purchase residential properties in India, AFTER getting permission from RBI.

 

2. POA holder can make agreement for both the brothers.

 

3. Gift Deed Stamp Duty is cheaper than Stamp Duty for Sale deed

An US OCI can purchase residential property n India, there is no legal hassle in it.  The power agent can act on your behalf for all such transactions that you desire to execute.
