An unregistered advance agreement is similar to "Agreement of sale". It is only an agreement and hence need not be registered. However to effect a transfer of property, it is necessary to have a sale deed and have the same registered.
However if either of the parties to the agreement do not perform the terms stipulated, then it will be a breach of contract and the affected party can sue the other side.

Shakshi jee, the agreement to sell itself has a clause during which it is operative.
