Advance agreement on sale of land

Sirs, Is there any validity for a non-registered advance agreement of land (which is made in Stamp paper by a licenced document writer)?

Hi

An unregistered advance agreement is similar to "Agreement of sale". It is only an agreement and hence need not be registered. However to effect a transfer of property, it is necessary to have a sale deed and have the same registered.

However if either of the parties to the agreement do not perform the terms stipulated, then it will be a breach of contract and the affected party can sue the other side.

Agreement of sale is not compulsorily registrable under s.17 registration act

Shakshi jee, the agreement to sell itself has a clause during which it is operative.
