Agreement for advance rental giving to lessor

Dear Sirs, i have to draft an agreement for advance purpose i.e. Rs. 50 Cr. is given to the lessor for construction an additional floor for my lease requirement and advance so given to lessor will be adjusted as monthly rental after completion of construction. so now i want to know what name should be given to that agreement. thanks Anil PAndey
