Bbmp approved plan is different from construction plan

Hello Sir,

I am planning to purchase a flat from Developers/Builders. Building is 70% is completed. BBMP approved for 48 units of flats, but Developers/Builders have constructed 52 units of flats in the building, and also they have constructed multi purpose hall on 4th floor (Approved Stilt+G+3). 12 units in each floor.

I appreciate your guide on whether to proceed and book the flat or are there any legal issues arise in future with respect to deviation done to the building? What are the legal issue may arrive in future?

If builder not complied statutory requirements, hemay not get OC to bldg. If blder use more than permissible FSI then problem may come. But u have to confirm
