Breakage of agreement within lock in period

I am a property Consultant, I arranged one office for my client for their computer classes. But 4 months prior to lock in period expires the property is ceased by Bank for owners failure to pay the EMIs. My question is 

  1. What is the amount can be claimed for the 4 months unused lockin period.
  2. How to claim the business losses due to this sudden change of address for my client ?
  3. How to bring them to law for the false promises they were making to us for last 6 months regarding the notices received from Banks.

Request guide as we need to meet the owner and to claim losses from them immediately.
