Buy apartment in india for foreigner

Hi all!

I would like to buy small apartment in India (Puttapatthi), I am Sai devotee and I am non Indian citizen.

A lot of my friends bought apartment in Puttaparthi and I see that its possible, just want to find the right way to do it...
According to Indian low - its not allowed to buy property in India for foreigners. 
To achieve this goal, goverment said that foreigner can buy apartment if he will stay in India more than 185 days without leaving India. But at same time its almost not possible to het visa for more than 6 months.
Now, I found agency which can give me visa for one year (visa type is "visa for learning yoga")
What i want to know - is it possible to buy an apartment with this type of visa?

Like take  on lease for 99years?

And for that do I need to stay in India more than 185 days or not?

Can I do it using Visa for learning yoga?

By foreign citizens of Indian origin

  • Under the general permission to NRI's holding foreign passport, the RBI has allowed them to acquire, hold, transfer or dispose off by way of sale or inheritance, immovable properties situated in India.

Hi, I am not foreign citizens of Indian origin :(

 

One more question - if i took an appartment on lease for 99yrs, is it possible that person who has right over property can cancel/terminate the lease deed by notice?

If so, then it means that I will not have any rights for this flat and owner can take me out whenever he wants?
