Cancellation of mou

Hi i have a question if a MOU (Notarized Not Registered) is been done between party A and B for a sale of property.

Party A is Purchaser and Party B is Purchasee. Party A gave 4 lacs rs to party B as a token amount.

After 6 months now party B doesnt want to sell to party A because the negotiation which was going between A and C to convince Party C to sell to A. Couldnt help as Party C has already sold the property to other party D.

Now Party B wants to cancel the MOU please advise how it can be done legally.
