Change of name on maintenance receipt

I've flat on my father's name and my name however the name on maintenance receipt of housing society is on father's name. My father passed away recently however the nominee name is 100% on my name on share certificate of Hsg soc. How to get the maintenance receipt on my name and will I be able to sale property without going for long procedure of legal hier ship. Please guide
