constrction of 3 floors on existing 40 years old building

Before our rented flats made on ownership bases after taking money from us land lord constructed 3 more flors on exsting building taking 80% of load on existing coloumns.

We had made complained to BMC for not alowving to give permission as the steel on gound floors on some of the coloumns became 50% of size 12mm steel bars due heavy rusting.

Unfortunatly our mouth were made shut by sending notices to us for doing alterations in flats and dare theatenning. RCC. designer without chacking the condition of existing old coloumns gave stability certificate to BMC.

Now in our ground floor flats coloumns strarted getting cracked and some of the coloumns steel totally corroded.(No vertical steel bars on gound level). Brick work and plaster started getting cracked,6mm tiles on wall, 3/4 inch marble got cracked on walls.

My self was in building constrctuion line since 35 years know the real situation of building. Any big eath quake may bring big disasters. People living on above floors do not know the real situation of building. They all are prasing the land lord for making their flats on ownership.

I would like to know what action can be taken against the land lord. Can we go consumer court? Can we take action against the BMC as we had informed them earlier about the condition of steel in colomns.?
