I here by requesting that ,kindly give your valuable suggestions on that , how to take precautions when buying open plot, like duplicate documents,douplicate id proofs, how to identify persons as a ogingal owner from past transactions.
please give informaton about AGPA and phani(adangal and 1B ROR .

Ensure marketable title and possession of owner/seller taking professional services of a local lawyer to help out in searching title/possession of the plot (whether residential, agriculture or commercial).

Usually the copy of last saled deed is given.Usually search is conducted for last 30 years.
The acceptable ID proofs are e.g; Aadhar card, pan card, passport etc and are collected by authorities.
The very able counsel of unshakable repute and integrity can examine from Mother Document ( say Shajra-e-Aks) and all link docs including any POA, WILL, Gift, settlement deed, Transfer, Tabadalla,inheritance, sale deeds, courts orders if any…. etc etc to last owner.
The proper legal opinion by a very able counsel specializing in revenue, property, civil matters at your own location can defend your long term.
It may cost some fee but can long term interest of buyer.
