Vacating my tenant

What should be my (landlord) first and immediate legal step to immediately vacate my tenant (owner of garments shop) as soon as the deed of lease expires ( next year , which was of three years); Because I have came to know from other persons that my tenant is not going to vacate the premise and will file some false harassment case/any other false basis against me in the court when as soon as I'll tell him to vacate after the lease ends next yr , so that he can stay and extend the time period of his tenancy as long as the case will go on in the court. And also nowadays he is not punctual in paying the rent , sometimes he delays it as long as 4 months or sometimes one to two months late. This is happening since last 5-6 months . So someone please kindly suggest me some ideas for me to be in position first the next year before him or a very solid/good base for me to make him vacate.
