Need Clarification on Sale Deed & Agreement of sale cum GPA

Hi Team,

Thank you very much for providing this platform to public.

Party X,Y made an Agreement of sale cum GPA to party A,B,C,D,E (They are managing partners of a company).

Now, party A,B,C,D,E ( Vendor) sold part of property ( Means a plot) to party Q (Vendee) through a sale deed. In this sale deed, Party XY (Principals) name is there but their signatures & photos are not there.

Does this sale deed is valid because principals signature & photo are not there in the document but all managing partners have signed the document along with their photos and proof of identity??

1. IF "ALL" relevant parties have not signed the Sale Deed and IF the Sale Deed is NOT duly Stamp Duty paid and Duly Registered, before the local Registrar of Sub-Assurances, THEN such Sale Deed is null & void for all legal purposes.

All the titleholders (vendors) has to agree, sign and execute Sale Deed, otherwise the transaction is incomplete and invalid.

It is advisable to consult a local prudent lawyer for better appreciation of facts/documents, guidance and proceeding.

Both the documents i.e., "Agreement of sale cum GPA" and "Sale Deed" is registered in SRO office.

In Sale Deed, All vendors (5 members) and vendee have signed the document along with thier photo and proofs but only principals (2 members) have not signed the document).
Is this valid if vendors (5 mem) died??

1)Is this valid if vendors died??

2) Having the Agreement of sale cum GPA document, does he can sell the plot via sale deed. Is this valid??
